If you are budgeting a commercial project in Georgia, the first question is usually the same. What does this cost per square foot? The honest answer is, it depends, but you deserve real ranges before you ever talk to a contractor.

Here is how we price commercial construction in Canton, Cherokee County, and across North Metro Atlanta in 2026.

Quick reference: 2026 cost ranges in Georgia

These ranges assume ground up construction on a buildable site with standard commercial finishes. Numbers are based on projects we have priced or completed in Cherokee County, Forsyth County, Fulton County, and Cobb County.

    • Warehouse and light industrial shell: $90 to $160 per sq ft
    • Flex space (warehouse plus office): $140 to $220 per sq ft
    • Retail shell, multi-tenant strip: $160 to $240 per sq ft
    • Office, mid-range finish: $200 to $320 per sq ft
    • Restaurant, full build out: $300 to $550 per sq ft
    • Medical and dental office: $300 to $475 per sq ft
    • Quick service restaurant with drive thru: $400 to $650 per sq ft

For tenant improvements inside an existing shell, expect $60 to $180 per sq ft for office and retail, and $250 to $500 per sq ft for restaurant and medical.

    What actually moves the price

Square foot pricing is a starting point, not a quote. These are the line items that decide whether you land at the bottom or the top of the range.

    1. Sitework

Slope, rock, stormwater detention, utility runs, and offsite improvements can add $20 to $80 per sq ft before the building goes vertical. A flat infill lot in Woodstock prices very differently than a sloped greenfield site outside Ball Ground.

    2. Structural system

Pre engineered metal building, tilt up concrete, light gauge steel, and conventional wood frame all hit different price points. For most flex and warehouse work in Georgia, a pre engineered metal building still wins on speed and cost.

    3. Finish level

A polished concrete floor and exposed deck reads as modern and saves money. Wood look porcelain, custom millwork, and specialty lighting can double the per square foot finish budget.

    4. MEP scope

Mechanical, electrical, and plumbing is where restaurant and medical pricing pulls away from office. Grease interceptors, medical gas, kitchen exhaust, dedicated electrical service, and code required ventilation all show up here.

    5. Permitting jurisdiction

Cherokee County, City of Canton, City of Woodstock, City of Alpharetta, and unincorporated Fulton all have different review timelines and fee schedules. Permit timing affects your carrying cost, which is real money.

    Hidden costs most owners forget

    • Architectural and engineering fees: typically 6 to 12 percent of construction cost
    • Civil engineering and surveys: $15,000 to $60,000 depending on site complexity
    • Impact fees and tap fees: vary by jurisdiction, often $10,000 to $100,000
    • Furniture, fixtures, and equipment (FF and E): not in construction cost
    • Owner provided low voltage, AV, and security: budget separately
    • Construction loan interest and carry: the longer the build, the higher this gets

How to get a real number for your project

Square foot averages are useful for early feasibility, but you need a real budget before you sign a lease, buy land, or talk to a lender. Here is what to bring to a budgeting conversation:

    1. Address or parcel ID
    2. Approximate square footage and number of stories
    3. Use type (office, retail, restaurant, medical, warehouse)
    4. Any existing concept drawings or a tenant plan
    5. Target opening or move in date

We can usually return a budget range and a realistic schedule within a few days.
