Real numbers and timelines for restaurant build outs in Canton, Woodstock, Alpharetta, and across North Metro Atlanta.

Restaurants are some of the most complex commercial build outs we do. The cost per square foot is high, the permitting is layered, and the timeline is unforgiving once a brand has signed leases or announced openings. Here is what restaurateurs and investors in North Metro Atlanta should plan for in 2026.

Cost ranges for restaurant build outs

In Cherokee County, Forsyth County, and the rest of North Metro Atlanta:

    • Coffee shop or grab and go, 1,200 to 1,800 sq ft: $250,000 to $550,000
    • Fast casual, 2,000 to 3,000 sq ft: $500,000 to $1.2M
    • Full service, 4,000 to 6,000 sq ft: $1.2M to $2.5M
    • QSR with drive thru, ground up: $1.5M to $3.5M including shell

Concept driven brands with custom millwork and specialty finishes push higher.

    Where the money goes

A typical fast casual budget breaks down roughly like this:

    • Kitchen equipment and exhaust: 18 to 25 percent
    • MEP rough and finish: 22 to 30 percent
    • Finishes, millwork, and FF and E coordination: 18 to 25 percent
    • Site, structural, and shell modifications: 8 to 15 percent
    • General conditions, fees, and contingency: 10 to 15 percent

Kitchen equipment is usually owner provided. The GC coordinates rough ins, makes the connections, and is responsible for code compliance on hoods, suppression, gas, and grease.

    Permitting reality check

Permitting in North Metro Atlanta jurisdictions usually takes longer than owners expect. Plan on:

    • City of Canton: 3 to 6 weeks for first comments
    • City of Woodstock: 3 to 8 weeks
    • City of Alpharetta: 4 to 8 weeks
    • City of Roswell: 4 to 10 weeks
    • Cherokee County, unincorporated: 3 to 6 weeks
    • Fulton County, unincorporated: 4 to 10 weeks

Add health department and state plan review on top. Two review cycles is normal.

The five things that delay openings

    1. Late kitchen equipment cut sheets: rough ins cannot be finalized without them
    2. Grease interceptor sizing and approval: city specific and slow
    3. Gas service upgrades: utility timelines are outside your control
    4. Hood and suppression coordination: requires its own permit in most jurisdictions
    5. Health department final inspection: schedule it as early as the city allows

What to ask a restaurant contractor

    • How many restaurant projects have you completed in this jurisdiction?
    • Can you share references from operators, not just owners?
    • Who is your kitchen exhaust subcontractor?
    • How do you handle owner provided equipment scheduling?
    • What is your plan if permitting runs long?
